A study by Davao-based AEO strategist Jessica Madrazo tested this directly. It’s her third AI Visibility Report, focused on residential developments in Davao. She asked ChatGPT, Google AI, and Gemini identical questions. The results show a clear split: AI is genuinely useful in some areas, and genuinely unreliable in others.

What Does AI Get Right?

AI performs well when a question is specific and location-bound.

  • Ask about a named district, and the platforms tend to agree
  • Ask about downtown Davao, and all three converge on the same core towers
  • Ask about a specific barangay like Catalunan Grande, and multiple developments clear all three platforms at once

The pattern: the more documented a location or brand is online, the more confidently AI recommends it.

The errors cluster around three specific issues.

1. Incorrect city or province

One platform recommended a property located in a neighboring province for a “northern Davao” search. The platform didn’t flag the property as being outside city limits. It was presented as a normal local option.

2. Incorrect property type

Asked for “larger homes,” two platforms recommended lot-only subdivisions. These are properties where the buyer builds the house themselves. No home is included. Neither platform noted this distinction.

3. Duplicate names treated as separate places

One property appeared under four different names across the study: Abreeza Residences, Abreeza Place, Abreeza Residences & Inspiria, and Patio Suites Abreeza. A buyer relying on AI could easily assume these are four different properties.

Why Does This Happen?

AI platforms don’t inspect a property. They generate answers from whatever’s already published, listings, brochures, news mentions, and social posts.

That means:

  • A property with inconsistent naming online gets fragmented into multiple entities in AI’s understanding
  • A property near a boundary gets placed based on loose online associations, not verified geography
  • A vague marketing term like “affordable” or “family-friendly” gets interpreted differently by every platform, since none of them map to a fixed definition

In short, AI reflects the internet’s existing inconsistencies. It doesn’t correct them.

A similar pattern also appears in AI searches for hotels in Davao. The analysis offers another example of the differences between AI-generated recommendations. 

How Does Subjective Language Affect AI’s Answers?

Across the 29 questions tested, the ones using subjective terms consistently produced weaker agreement than questions tied to a specific place.

  • Standardize your project name. Use one version, everywhere, listings, social media, press releases, directories.
  • State your exact location. Name the barangay and city directly in your own content. Don’t leave it to inference.
  • Replace vague claims with specific data. Price ranges and unit sizes are the kind of detail AI can extract and reuse accurately.
  • Check what AI already says about you. Ask a platform directly what it knows about your project. Naming or location errors are easy to catch this way, and easy to fix once you know they exist.
